Heating & Air Conditioning Maintenance Contracts
Planned preventive maintenance (PPM) is regular, scheduled work carried out to keep equipment in good working order and to optimise its efficiency and reduce running costs. The primary goal of preventive maintenance is to reduce the possibility of equipment failure before it actually occurs. It is designed to preserve and enhance equipment reliability by replacing worn components before they actually fail.
This activity involves regular, routine cleaning, lubricating, testing, calibrating and adjusting, checking for wear and tear and eventually replacing components to avoid breakdown. The resource and extensive training of our staff ensure that equipment is operated at optimum efficiency and plant life expectancy is extended to maximum potential. Our maintenance contracts will also provide written evidence that your legal requirement have been met ie. to have all gas fired appliances safety checked once per annum and air conditioning systems leak checked.
Warranty Information
Your warranty is only valid with a maintenance contract in force... It is a requirement of the manufacturer's three year extended warranty (where applicable) that a maintenance contract is in force throughout the entire warranty period.
Tailored Contracts
After determining your equipments specific requirements, the frequency of the services must be decided. The frequency suggested legally and in the manufacturer's manual can be used as a guide, but the actual usage of the equipment should determine the maintenance procedure required ie:
A heavily used air conditioning unit in a server room must be cleaned and checked more frequently than one which is used less often, as should air conditioning units used for both heating and cooling.
A boiler used for a manufacturing process will require more maintenance than one used for winter heating only.

Legislation and Legal Obligations
The end of 2009 brings with it the end of Refrigerant R22
All air conditioning and refrigeration users need to take notice of the new regulations!
From 31st December 2009 it will be illegal to use virgin hydrochlorofluorocarbons (HCFCs) such as R-22 (which until 5 years ago was the most commonly used refrigerant in new systems) when servicing and maintaining air conditioning and refrigeration equipment.
Until the 31st December 2014 temporary use of recycled/recovered R-22 is possible, but availability will be limited and costs high.
